Centro Restaurant Des Moines

Orchestrate was engaged to develop a full service Italian restaurant concept complete with brick oven pizza modeled after the finest pizzerias in New York City and Brooklyn.  Orchestrate continues to develop and refine Des Moines hottest new restaurant, adding the option of carry-out business and expanding seating with a three-season sidewalk café.  Orchestrate is an equity partner and handles the ongoing business management in conjunction with our managing partner, George Formaro.

Clemens Building

Orchestrate acts as the property manager for this 24,000 square foot office complex.

Django

Django is a comfortable, brasserie-style restaurant offering everything you love about French cuisine without the attitude. The restaurant features classic French dishes such as Steak Frites and Duck Cassoulet, as well as fresh salads and juicy hamburgers made with house-ground beef.

Gateway Market

Our management and development team partnered with Ladco Development and Ball Construction to develop Gateway Market—a European-style market that offers customers the finest foods and service with a focus on products from local and international food artisans.

Gateway Market includes a 120 seat Market Cafe that is open seven days a week offering breakfast, lunch, dinner and food to go.  Culinary classes, recipe cards, wine events, food tastings and educational newsletters are part of the services offered to customers.  Orchestrate Management opened Gateway Market in April 2007 and provides management services.

Gateway Market at Village of Ponderosa

Orchestrate is currently developing a second location for Gateway Market.  The 16,000 square foot European-style market and café will be located in the heart of Village of Ponderosa’s lively pedestrian-friendly retail and office area.  The Market will open in Spring 2008.

Hilton Garden Inn, Des Moines/Urbandale

The 148-room hotel opened in June of 2004.  The property is managed by Orchestrate and features over 11,000 square feet of divisible meeting and banquet space.  Orchestrate managed all pre-opening activities and projects.
 

Holiday Inn Express Hotel & Suites

Orchestrate developed and manages the new (opened March 2007) 80 room hotel located in Altoona, Iowa.  The property features meeting rooms, indoor pool and spa, free wireless internet and a complimentary breakfast buffet.

Hotel Fort Des Moines

Orchestrate provides complete management services for the Hotel Fort Des Moines.  We fulfill the role of General Management, overseeing all aspects of daily operations and financial management, as well as providing comprehensive direction and support to the hotel’s sales and marketing department.  Orchestrate also guides event bookings and management of the 32,000 square feet of meeting space for groups, conferences, weddings and banquets.   Orchestrate oversees the hotel’s extensive capital improvements that include guestroom renovations, mechanical and technology infrastructure upgrades and building development such as the new one million dollar skywalk addition.

Raccoon River Brewing Company

As part of the original Raccoon River Brewing Company development team we participated in the design and execution of the pubs opening.  We currently manage the restaurant and its marketing efforts.  This 15,000 square foot restaurant has seen volume increases of over 20% and substantial improvement in EBIDA since Orchestrate took over management from the previous operator, Wynkoop Brewing Company.

South Union Bread Café and Bakery

Under our direction the fortunes of this local eatery and wholesale bakery have been reversed from 2 consecutive years of operating losses to earnings in the vicinity of 20%.

Temple for the Performing Arts

Orchestrate was hired in 2002 to represent the owner in all aspects of the $7,500,000 renovation and development of the historic Masonic Temple building in downtown Des Moines. The team was responsible for construction management, tenant negotiations and FFE purchasing, as well as public relations surrounding its rebirth into the Temple of the Performing Arts.

TownePlace Suites Des Moines Urbandale

The 116 suite TownePlace Suites will open in November 2007 and is located in the Northpark Business Park in Johnston, Iowa near sister property Hilton Garden Inn Des Moines Urbandale.  The new hotel is one of the first new properties in the nation to incorporate the new contemporary design prototype.  The four story hotel includes indoor pool, whirlpool, 24 hour exercise room, conference/board rooms, free wi-fi and complimentary breakfast.
